    window is finally in, was very tight in the bottom left hand corner as it only just managed to push in, will try and upload pictures tonight as it was dark by the time I packed up last night. when I seal the inside is there anything I can do to stop the water pressure pushing the window and cracking it hopefully it wont and I'm just trying to prevent any movement. Next jobs are to finish of the patios, run the electrics and get the filters up and running, once I've got the patio laid passed the back gate I can try and get the electrics installed will save anyone taking the cable.

    Had a nice letter from the council when I got home yesterday, try and make your property look better and this is what happens. I've tried calling them today to discuss but cannot get through has anyone else had this issue and successfully resolved it I'd rather not have to take up what I've spent ages laying. I've got drainage in the patio and also a raised flowerbed at the end of it, I could take the raised flowerbed out and put in some shrubs possibly?

    i don t know if all councils are differant. but when i had my new build 3 years ago now. new raised pond. i was planning on knocking fences down and putting up 7 foot walls plus summer house and filter house with shed added for QT tank inside. one fence was council owned. even though I own the property. as a 12 doctors surgary is next door. so it was there fence.
    talking to some builders some said i could and some said i could nt. well i went ahead and got a surveyer in to look around. plus he did a lot of work for our local council.
    he told me i could build the lot. so i did. so if it was me get someone who knows the rules. and go from there.

    Fill the form in and send off,tell the the reason you did it was because the previous frontage was uneven and in need of repair,have you a phot of how it was.did it have any holes you may have stumbled on as it was so hazardous.you need to sort the edges out with some tarmac to level it up,good luckandi

    Yeah previously it it was block paved but uneven and when it rained it used to flood which is why I put the paving there I even put in drainage with a soakaway so that the rain would drain away into that. I'm waiting for a quote to have the tarmac done to level it up and get rid of the holes at the front too. I've emailed the council to ask the to call me and discuss it have also tried calling numerous times over the last 2 days with no luck absolute joke considering they have given me 15 days on the letter

    No still not resolved I've been trying to get hold of the council to see what they want, last day to submit the application was yesterday so £226 lighter I've submitted it last night. I've just received an email to say it's been rejected because they want extra drawings and information. I'd love to find out which neighbour reported it as we'd be having a great conversation. I'm the first house to the driveway to the other houses so I can make life very difficult for others if I need to, let's hope for their sake I don't find out who it is

    Ah thats a crap one steve. I hate it when others cant just admire someone elses efforts, if its not effecting them then whats the issue ay? Just cant have an inch more than anyone else in this world now mate ay. Hope you get it sorted.

    Yeah I would mind if it affected a time else or even if I'd made the property look worse but by doing what I've done I've eliminated puddles on the existing driveway and haven't caused anyone else any grief. I wouldn't of even minded if someone said something to me when I started so that I could have done something before I spent a load of time, money and effort doing it all. I've so run trunking under the patio so that I can run the electrics to the pond but I daren't put that in yet until I know if I have to rip it all up again

    My neighbour is having to apply for retrospective planning permission for his 50k “shed” that he thought would be Ok to move 1m nearer to his house than he showed on his original plans.
    Unfortunately for him, that also moved it nearer to his neighbour behind which has upset them slightly so they tucked him up to the local authority.
    We had a similar issue when we did our extension, the planners turned up to investigate a complaint about our render but the people who had a moan hadn’t looked at the latest drawings so it was a wasted trip.
    However, we can’t all build anything we want willy nilly, we need planning laws else there would be chaos. I suspect every developer in the land would think they’re “improving” the local environment with some of the eyesores I see.
    Planning law is a bit odd at times though and what one planing officer may not like is ok with another so often is is actually down to personal taste which is slightly unfair.
    Basically, if you want to change the appearance of your property, especially at the front, it’s always best to have a word with the local authority first.
    Bit late now in your case but hopefully common sense will prevail.
    Google “planning portal” and that will give you the guidance you need for the documentation you have to submit.
    Location plan, block plan, drawing what you’ve done, materials used etc.
    Fingers crossed you get it all sorted with minimal fuss.

    Yeah used the planning portal to submit the application and have submitted all the relevant docs I hope. When I called the council to try and speak to the planning office they told me I didn't need planning permission until I explained the letter I received but even they couldn't understand it. Let's just hope it all goes ok and gets signed off otherwise it's been an expensive mistake

    Well planning application for the front patio has finally gone in and been accepted by the council after lots of emails back and forwards. Now I just have to wait for the notice period to finish to see if anyone objects it, stupidly the date to object by is 25/12

    Hope your planning permission issue went through Xmas ok. I think Council couldn't object as you'd accounted for drainage, leaving only neighbours able to object based solely on it looking out of kilter for the area.

    The Limestone paving you have is a pain to maintain. Not familiar with the sealant Bigcarpchaser posted, but the best Sealant you can buy for black limestone is Lithofin MN Stain Stop Plus. I tend to re-coat mine once per year. Its bloody expensive, but 5 litres should last you 2 or 3 years. You wont get it cheaper anywhere else I don't think:

    well i've had the decsion back from the council and my application has been approved so onwards and upwards now. when the weather warms up i can finish off the patio, grout it and seal it all in one go. I want to start cracking on with the plumbing now ive got my sieve, skimmer and bead filter, still need to purchase pump and air pump. Is there anything im missing in order to plum it all together other than pipework and electricity? whats the best way to set up the filtrationi know both BD will go to the sieve, but how do i plumb the skimmer in as the sieve only has 2 inputs. Skimmer is also only a 2 inch outlet.

    Three possible options, firstly have the skimmer on a separate circuit - keep the skimmer basket in and simply return through one of your underwater returns. You could have it on a timer and just run a couple of times a day to keep the surface free of debris. In the future you might want to return this over a shower perhaps or fit an easypod.

    Secondly plumb it in to one of your bottom drain inputs (the shortest ideally) using a T. In this case you want to run as much as you can in 4", even if you cant convert to 4" at the skimmer itself. Should provide enough flow to keep the surface clear but if it doesn't you will need to go for option 3.

    Option 3 pump from the 2" skimmer pipework into the sieve using a small ideally variable speed pump. In this case you would be best having a level sensor in the sieve to turn the pump off if the sieve begins to flood which could happen for instance if the main pump stops.

    Thanks I prefer option 2 think that will be easier to build into the space I have available in the shed.as the skimmer is 2 inch is there a t piece that has 2 4 inches and a 2 inch or will I need an adapter to convert the 2 inch to 4 inch

    I would go for one that has 3 x 4" and only step down to 2" (I would use a 4" to 2" rubber adaptor) at the last minute i.e just before the skimmer. The ideal is 4" all the way but keeping the 2" to a minimum will help a lot. I use standard waste 110mm pipe for the above ground stuff + push fit fittings. They are cheep and if something doesn't work or you decide to shift things around its easy to reconfigure.
